    Trump Eyes Ban on Big Investors Buying Single-Family Homes

    US President Donald Trump said on Wednesday that his administration is moving to stop large institutional investors from buying single-family homes, a step he argues would help ease housing costs and restore access to home ownership for families.

    In a post on Truth Social, Trump said he was taking immediate action and would seek legislative backing to make the move permanent.

    “I am immediately taking steps to ban large institutional investors from buying more single-family homes, and I will be calling on Congress to codify it,” Trump wrote. “People live in homes, not corporations.”

    Why Trump Is Targeting Big Investors

    Trump said the rise of institutional ownership has distorted the housing market, particularly for first-time and younger buyers.

    “Home ownership is increasingly out of reach for far too many people, especially younger Americans,” he said, adding that the market needs to be reshaped so individuals are not forced to compete with corporations.

    Over the past several years, private equity firms and large investors have purchased tens of thousands of homes nationwide, often converting them into long-term rental properties rather than selling them to families.

    Major Firms Could Be Affected

    Trump’s comments suggest potential implications for large investment firms such as Blackstone and Cerberus, both of which hold significant residential real estate portfolios.

    Following Trump’s announcement, reports said Blackstone shares fell by as much as 6%, reflecting investor concern over possible regulatory or legislative action.

    Trump argued that institutional buyers should not be allowed to outbid ordinary Americans for homes.

    “Private investors should not be competing with families looking for a place to live,” he said.

    What Happens Next

    Trump said he will ask United States Congress to pass legislation codifying the ban, ensuring it remains in place beyond executive action.

    He also said additional proposals focused on housing supply and affordability are forthcoming and plans to expand on the issue during his upcoming appearance at the World Economic Forum in Switzerland.

    “I will discuss this topic, including further housing and affordability proposals, and more, at my speech in Davos in two weeks,” Trump said.
